Table H - Problems with electrical re-wire in my home Problems with electrical re-wire in my home, with the knowledge after the event that the client can do nothing about it, since NAPIT requires you to re-use the same contractor to fix the problems. Would you after reading these pages? Manderson emails to us about re-wire. We wrote the
Because we had paid part of the cost to Manderson Electrical Services Ltd using a credit card, then after we had contacted them and sent the report, the credit card company re-imbursed us. We then used that money towards a total removal of all wiring and total rewiring by the electrician who had produced the report. |

These are emails from Mr Manderson to us:- The following is interesting:- "we will also fill any holes we see with foam/steel as we come across them whilst lifting the floorboards." from the first email, and "I will refill all the big holes that I cut out with plasterboard etc but best to get a professional finish with the filling work." from the second email. In going through the epistle about this re-wire, there are photo where he has either taken out a light or cut out a hole in the ceiling where it has not been refilled with a section of plasterboard. They have not re-filled holes with foam/steel.
The following statement in the bill below:- "we will make damage to ceilings and walls to allow us to run our cables. We will try keep this to a minimum, I have not allowed for any repare work but can look at doing this afterwards if you like" appears to refute what he accepted as part of the contract in January - does someone have to oversee that he remembers to breathe on a regular basis, because he might not think it neccessary!!! |

If you would like to go ahead we can book you in and can make a start this Tuesday 19/01/21. we have made allowances in the estimate for steel capping and steel cable to be used under the floors. we will also fill any holes we see with foam/steel as we come across them whilst lifting the floorboards. I don't think there will be any additional costs as i have allowed for everything that i have noticed on the walk round today. we should think the work will take 4-5 weeks and will start at the top and work our way down. we have a really good wall chaser and vacuum so dust should be kept to a minimum. we however cant stop all the dust but will have a good clean up each night and a proper clean up before we finish the job. we will accommodate you through out the job so everything runs smoothly and as efficiently as possible. anything you want/need us to do we will do. if you can get back to me soon id be grateful so i can book you in and arrange other jobs around your one Kind Regards, Jason Manderson Director |
Date 15 Jan 2021 07:04 Hi Chris Thank you for that information. The rooms you mentioned are the ones that I will be starting in. The bits I have missed we will go through on Tuesday but won’t be a problem to do. If you would like it all repaired so it can be just decorated I might get my mate to fill all the chases in. I use him all the time and is really good. I will will refill all the big holes that I cut out with plasterboard etc but best to get a professional finish with the filling work. Again we can discuss this on Thursday Kind Regards,

It is interesting that Manderson Electrical Services is a member of Checkatrade https://www.checkatrade.com/trades/MandersonElectricalServices where Manderson Electrical Services is a family run fully qualified business, consisting of two brothers with 15+ years in the electrical trade across both commercial and domestic projects. The report about the condition of the electrical installation, part of which they installed, comes on a British Standards 7671 form and lists 18 faults. |

You will notice from this xlsx document that the work is paid for in the cellar. This work is not in progress, nor is it a rewire. There are 2 photos of the new lights in the cellar ceiling with them being on. You will see no dammage or repair done to that ceiling and that is why I took the cover off the connection box to see if they had re-used the old wiring to the 3 lights, which they had. |

The Building Regulations 2010 - Electrical safety - Dwellings Approved Document P shows what is required.
Here is your Guide to Part P of The Building Regulations
Interesting that you need to get the contractor who created the problems to come and sort them out, so I wonder whether the Platinum Promise is valid for this situation? All the government has to do is sit on its hands and allow this kind of skullduggery to continue throughout Britain, where building work and electrical work is excessive. |
